This project involved the complete roof restoration of the 19-story SailBoat Cay Condominium in North Miami Beach. The existing roofing system, which had been in service for more than 30 years, consisted of a built-up roof (BUR) with a torch-down modified bitumen membrane and a white reflective coating. The scope of work included removing the existing roofing system, correcting ponding water conditions to improve drainage, preparing the roof surface with a high-performance primer, installing a new silicone roof coating system, and adding new walkway pads to protect the roof from maintenance traffic. The completed restoration delivered a durable, watertight, and energy-efficient roofing system that significantly extended the roof’s service life while providing an attractive, long-lasting finish.
